With headquarters in Melbourne and Sydney, our national practice has been responsible for delivering many recent high-profile award-winning projects in Australia as well as internationally.

Bates Smart has been responsible for the design of some of Australia’s most sought after luxury residential developments including the iconic Freshwater Place, The Melburnian, and 150 Clarendon Street. In addition, Bates Smart has designed iconic hospitality projects including Crown Metropol and Rockpool Bar & Grill, which have received international recognition and acclaim for design excellence.

	Freshwater Place Residential Tower (Australand) The Freshwater Place residential tower is a vertical neighbourhood that offers high-density living on a dramatic riverfront site. The 540 apartments provide variety and choice, including split-level units, two-storey townhouses and single-level apartments, which range in size from 50sqm studios to large penthouses. 	Convesso Concavo (Vivas Lend Lease) The design of Convesso Concavo was inspired by its extraordinary and unique location, sur¬rounded by water on both sides. The two towers are shaped and located to maximise the spectacular views from all apartments, on all sides of the building. This project balances high quality and enduring design, efficient and practical use of space, the amenities of a five star hotel, and a strong presence in the surrounding city. Image by FloodSlicer
	The Melburnian (Mirvac) The Melburnian occupies an outstanding site opposite Melbourne’s Botanical Gardens. The complex is regarded as one of the leading large resi¬dential developments in Melbourne. The Melburnian combines luxurious larger apartments, more affordable one and two bedroom apartments, four level townhouses and home office facilities; a total of 235 apartments. 	150 Clarendon Street (Salta Group) Located on a site of extraordinary presence and character this twelve storey building is viewed in the context of the Fitzroy Gardens. The spacious and elegant apartments have magnificent views of the city, across the gardens to Port Phillip Bay, and to the Dandenong Ranges in the east. In this project, Bates Smart sought to address the building’s relationship to its park-side site in tranquil and leafy East Melbourne. By adopting a calming symmetry and simplicity of form, the building achieves a sympathetic relationship to its historical setting. Image by FloodSlicer
